Flat Conversion Works, Bluecoats

Our client wanted to maximise an asset in Hertfordshire, we were engaged to carry out conversion works to a period building in Hertford to create 7 high specification apartments.

Formally part of a Victorian Girls School, the building had been operating as a mixed office building since the early 1980’s.

During the initial consultations we engaged with Architects, Building Control, Fire Officers and English Heritage to ensure the proposed conversion was both compliant and complimentary to the Grade 2 Listed Building.

Initial Asbestos R&D Surveys showed the basement was contaminated and we engaged with our Asbestos removal partner to safely remove all ACM’s to prepare the site for refurbishment.

There were several leaks from the roof and these were repaired prior to commencing work on the building. The loft area was insulated and sectionalised to create 60 minute fire protection.

The site was reconfigured to create 7 high spec apartments, these apartments varied in size to accommodate local demand. New heating was installed into each demise with a new cold water booster being installed in the basement. The apartments were reconfigured, rewired, plastered and final finishes were applied. High quality bathrooms and kitchens were installed with natural stone tiling and worktops.

A communal Fire Detection System was installed with the main control panel being fitted in the common areas, a door access system was also installed with video call capability. All common areas were re-plastered and decorated to a high standard.

The building was inspected by all of the professional services involved and once statutory documentation and O&M’s were issued the Apartments were marketed and all were under offer within weeks.
